What is The Sky Lodge ResortClub?
The Sky Lodge is a boutique five star resort with a deeded member-owned residence club. Located within The Sky Lodge is a limited collection of twenty two luxurious two and three bedroom Residences surrounded by the amenities and guest services found only in the world’s finest small luxury hotels. The amenities that will be available to Members at The Sky Lodge ResortClub are a world-class wellness spa, a fully equipped fitness center with indoor lap pool, the Sky Club roof top lounge, member storage services, and heated parking garage with valet services. As a member you will also receive an array of personal services provided by The Sky Lodge including twice daily housekeeping, dedicated Concierge, gourmet restaurants, state of the art catering facilities, in-Residence dining and signing privileges for resort services with a ResortClub member discount.
Why was the concept developed?
The Sky Lodge ResortClub was developed specifically to combine the benefits of vacation home ownership and the amenities and services available from a first-class hotel facility in the heart of historic downtown Park City. The Sky Lodge ResortClub Members benefit from conveniences, services and amenities that are usually not provided by free-standing, condominium developments. The limited number of residences, combined with the five star hotel benefits and amenities, offers you a level of unprecedented luxury and personalized attention. Additionally, your financial commitment in an interest at The Sky Lodge ResortClub more closely matches your use patterns than does the purchase of an entire luxury condominium that is only used for a fraction of the year.
How is ownership of a Residence conveyed?
Your ownership interest in The Sky Lodge ResortClub is conveyed by a deed, which is recorded and is guaranteed by a title insurance company. Each Member at The Sky Lodge ResortClub will own a deeded one-eighth fee simple interest in their personally selected residence including the elegant furnishings and accessories. Each member also owns an interest in the club owned facilities and common areas.
Is The Sky Lodge ResortClub a typical Private Residence Club development?
No. Typical Private Residence Clubs provide deeded ownership of a specific residence but rely upon a member vacation usage system similar to reserving golf tee times at a prestigious country club. In effect, a member of a Private Residence Club is afforded reserved use of a particular type of unit (i.e. a three bedroom residence) rather than their personal vacation home. The Sky Lodge ResortClub provides you with not only deeded ownership of your personal residence but guarantees that your reserved vacation time at The Sky Lodge will be spent in your own personally selected vacation home.
What are the advantages of being an owner at The Sky Lodge compared to whole ownership of a luxury Park City vacation home?
The Sky Lodge ResortClub provides more convenience, services and amenities than are provided by an equally luxurious Park City home. Members are provided with as much (or more) vacation use as typical homeowners would use their vacation home but with a lower overall cost of owning and maintaining the vacation home that matches the amount of use. In addition, the ResortClub provides the added flexibility of reserving multiple residences at the same time for social gatherings or small corporate meetings.
What is the quality of The Sky Lodge ResortClub construction, fixtures and furnishings?
In keeping with our commitment to creating a world class, five star resort construction, fixtures and furnishings will be of very high quality. The interiors of these Residences will rival that of the finest homes with gracious living areas, spacious bedrooms with luxurious bath retreats, gourmet kitchens with granite slab counters and wine coolers, stone fireplaces, elegant carpeting and much more. Each Residence will be completely and elegantly furnished and supplied with everything needed to create your home away from home.
What will the design style of the Sky Lodge and ResortClub be?
Rocky Mountain Loft. The Sky Lodge takes on the bohemian spirit of Old Town. This century old silver miners village has repeatedly welcomed the world during the 2002 Winter Olympics and the Sundance Film Festival but still finds time and place for the annual Fourth of July parade down Main Street and the weekly summer “Concerts in the Park”.

The strength, the simple beauty and the calm grandeur of the Rocky Mountains will be honored in the selection and treatment of the natural materials used in The Sky Lodge. The fun spirited, casually elegant lifestyle of Park City will be showcased in the stylish but comfortable furnishings, bold contemporary art and an array of “cool toys” that make your vacation resort home as good as it gets.

What kind of home entertainment amenities will the ResortClub Residences have?
The ResortClub Residences will have a wide screen, high definition, flat panel TV in the living room and all bedrooms. Each Residence will have a built in surround sound music system in the living room as well as the theater room if applicable. To ease communication with friends and business associates each Residence will have Internet access via high speed WiFi and multiple two line phones with personal messaging.
How many Residences and Members will there be at The Sky Lodge ResortClub?
The Sky Lodge is an irreplaceable property that took over a decade to assemble and entitle. Due to the sensitivities surrounding development in the protected Historical Old Town of Park City The Sky Lodge will never be expanded. There will be only 176 deeded ownership interests sold at The Sky Lodge ResortClub. The very limited offering consists of only twenty two Residences consisting of five - two bedroom residences, sixteen - three bedroom residences, and private penthouse which encompasses the entire top floor with spectacular 360 degree views of Old Town and the Deer Valley and Park City Mountain Resorts. The limited nature of this structure ensures that a very fortunate few will call The Sky Lodge home.
Which family Members have Membership privileges?
Extended families of the Member and their spouse, including grandchildren, children, siblings and parents are entitled to Membership privileges when occupying a reserved unit.
How often can Members use a Residence?
Each Member is entitled to occupy their personal Club Residence on a reserved basis for 35 days per year using a very flexible “member oriented” reservation system. Advance reservations can be made in segments ranging from three to fourteen days with arrival and departure days tailored to your schedule. Beyond the planned advance reservations Members have the ability to book unlimited time in their unit, or a similar unit, within sixty days of the date of arrival on a “space available” basis.
Will Members always stay in the same Residence?
Yes. Members have the right to occupy their personal Residence during the specific days assigned to them during the reservation period.
How does a Member reserve the use of a Residence?
The ResortClub was designed to meet the needs of people like you. We realize that some vacations need to be scheduled months ahead — that's why every member has opportunities to make advanced reservations. And, because the ability to make last minute plans is also important, the ResortClub provides availability for more spontaneous getaways. As a member you have a very flexible usage system which allows you to plan your family gatherings over the holiday weeks well in advance, take vacations of up to two weeks at a time during the rest of the year, or reserve multiple residences at the same time for social gatherings or small corporate meetings.
Can I send unaccompanied guests to vacation in the Club Residences?
Yes. You may send unaccompanied guests to your The Sky Lodge ResortClub home during any of your five reserved weeks. We only ask you give us at least 30-days notice of the guest's arrival. That guest will have all the privileges that you have as a Member.
Will Members have the ability to stay at The Sky Lodge beyond the thirty five reserved days per year?
Yes.Members can reserve any available unit that is the same kind as they have purchased (for example, the Member of a two-bedroom unit may request a reservation of any two-bedroom unit) up to 60 days in advance of arrival based upon space availability. The availability of residences for Space Available Use is subject to the overall combined occupancy (owners use and nightly rental) for the unit type requested is being projected at less than 75% for the day(s) requested. A member may make a space available reservation for a period of one day to a maximum of five days per visit. Should reservations not be available under the space available program a member can make a standard hotel reservation and receive a 10% discount on the nightly rate.
What are some of the amenities that The Sky Lodge ResortClub Members will have access to?
As a member of The Sky Lodge ResortClub, you will enjoy access to a beautiful world class spa, room service, private storage services, daily housekeeping and bed turndown service, on request food stocking service, the renowned Easy Street Brasserie restaurant and The Bar Boheme, complimentary Salt Lake City airport pick-up and drop-off, in-town transportation and a full executive business center. Please note that separate fees may apply to some services.
Will The Sky Lodge ResortClub Members have storage space for sports equipment, clothing and other items?
As a Member of The Sky Lodge ResortClub, you will be able to store your personal items here year round. Leave your ski equipment, recreational gear, clothing and personal items with us and they will be made available upon your return.
Will Members of The Sky Lodge ResortClub be able to exchange their vacation times and stay at any other locations?
The Sky Lodge ResortClub Members will be able to place up to two of their reserved weeks in the CloudNine Resorts exchange program. To ensure that our members’ vacation experience is equal to their time at The Sky Lodge, CloudNine Resorts will only provide exchanges with other CloudNine Resorts properties or affiliated clubs that have meet our guest standards and service levels.
Do Members pay Club dues?
Yes. Members of Sky Lodge ResortClub pay club dues, which pay for the professional management and operation of the club. Typically the annual Club dues for a Private Residence Club are each Member's pro-rata portion of funds, which include, but are not limited to, staff salaries, supplies, building and landscape maintenance, window washing, trash removal, utilities, and the replacement and/or refurbishment of the facilities and other costs of operating the ownership program.

In the case of the ResortClub, the Sky Lodge resort management utilizes the unreserved days from the Residences in a hotel rental program to cover many of the costs associated with the operation of club residences. Your annual dues for a ResortClub membership are limited to your pro rata portion of the funds needed to cover the costs of property insurance, club owned common area maintenance, and the replacement and/or refurbishment of the club residences. The net result is substantially lower annual owner costs for each member when compared to a typical Private Residence Club.

Recognizing that our members may not be able to enjoy all of their reserved vacation nights with us every year our ResortClub ownership program provides you with the option of participating in the resorts nightly rental program. By placing a portion of your reserved vacation days in the rental inventory you will receive a portion of the lodging revenues generated which you can use to further offset your costs of ownership.

Can more than one family or individual own a Residence interest?
Yes. More than one family or individual can own a Residence interest, however, it will be up to the joint owners at the time they purchase to identify the individual who will be the primary Club Member and be the primary point of contact.
Can more than one family or individual own more than one Residence interest?
Yes. A family or individual can own up to eight interest in a specific unit, however, it will be up to the owners at the time they purchase to identify the individual who will be the primary Club Member and be the primary point of contact for each membership interest.
Can The Sky Lodge ResortClub Memberships be resold?
Like any real estate interest, The Sky Lodge ResortClub can be sold, willed or transferred by the Member subject to governing documents of the club. While we hope that all of our members remain with the club for generations, we understand that you may wish to sell your residence ownership interest in the future. To assist you with this transition we will maintain, via our ResortClub Concierge, a list of past guests at The Sky Lodge who have expressed interest in becoming a member of the ResortClub and make this information available to you and your personal realtor.
Will financing be available for the cost of the Membership?
Yes. The Sky Lodge ResortClub will provide Members with options to finance their purchase similar to financing the purchase of a second home.
